What documents do I need to provide for income sources and UBO wealth?

For SMEs (Small and Medium Enterprises)

To verify your company's income sources and the wealth of any Ultimate Beneficial Owners (UBOs), please provide the following:

1. Main Source of Income

  • Contracts that show business activities and payments received.
  • Invoices issued to clients, especially for your main business activities.
  • Business registration documents confirming your company’s legal existence.
     

2. UBO Wealth

  • Payslips demonstrating salary income.
  • Business sale contracts if wealth was generated from selling a company.
  • Inheritance documents, if relevant.
  • Investment statements such as portfolios, shares, or bonds.
     

3. Bank Statements

  • Please provide bank statements for the last 3 months.
  • PDF format is preferred for clarity and ease of review.

     

For Freelancers

To verify your freelancer income, you can submit any of the following documents. You do not need to provide every document—just what is available and relevant to your situation.

1. Tax Documents

  • Recent IRPF tax return.
  • Modelo 130/131 (quarterly tax returns, if applicable).
  • Modelo 303 (VAT return, if you are required to file this).
     

2. Business Proof

  • Recent invoices sent to clients in the last 6 months.
  • Receipts from professional associations if you are a member.
     

3. Bank Statements

  • Bank statements for the last 3 months that clearly show your business income.

For Homeowner's Associations

To verify the sources of your association’s funding, please provide supporting documents according to the types of funds received:

1. Community Fees

  • The budget approved by the homeowners' assembly.
  • Records of fee payments from members.
     

2. Insurance Payouts

  • Insurance settlement documents.
  • Correspondence about insurance claims.
     

3. Rental Income

  • Rental contracts.
  • Income statements showing rental revenues.
     

4. Subsidies or Grants

  • Award letters or notifications of granted funds.
  • Official grant documentation.
     

5. Other Funding Sources

  • Any relevant supporting documents that clarify the origin and legitimacy of additional funds.

     

For Company Creation

1. Initial Company Funds

Provide documents that clearly show the origin of your company’s startup capital. Acceptable documents include:

  • Bank statements showing the transfer of initial funds into the company account
  • Loan agreements if the initial capital was borrowed
  • Investment contracts if funds came from investors
  • Transfer receipts or other proof of where the money originated
     

2. UBO Wealth Sources

For each UBO (any individual who owns or controls more than 25% of the company), provide documents supporting the source of their wealth, such as:

  • Employment contracts or recent payslips (for salary income)
  • Business sale agreements (if wealth came from selling a company)
  • Investment statements (for shares, bonds, or portfolios)
  • Inheritance documents (if applicable)
  • Property sale contracts (for income from real estate sales)
     

3. Requirement

  • You must provide at least one supporting document for each funding source and one for each UBO.
